In 1998 Caplor Property purchased some flats in Hereford and as our portfolio evolved, we joined up with partners Laurence Hughston, Will Edwards and Daniel Burke. We purchased more buy-to-let properties in Newport, Merthyr Tydfil and Cardiff when the financial property appreciation offered a yield to cover the operating costs of the property.
Working with Daniel Dominic, a former employee on the farm at Caplor, we then purchased some flats in Kraków in Poland and began trading as Capoland. As a result of his international experience, Daniel is now pursuing a career in mortgage lending in Poland.
As we managed our portfolio, we became frequently involved with repair and maintenance work which led us to setting up a small business that specifically purchased houses to renovate with an aim to add to our portfolio or sell.
This renovation activity expanded with the anticipated slowdown of the housing market and focused on a strong environmental theme .e.g improving energy efficiency through installing double glazing, installing more efficient boilers etc. Between 2006 – 2010, Caplor Property renovated approximately 20 houses.
Caplor Property now has a modest portfolio of approximately 40 houses which is overseen by Sandy Hanson. Sandy has over 10 years experience in property and she liaises closely with our letting agency Martin & Co. to manage our properties in South Wales and Daniel to handle our properties in Poland.
Our objective is to manage the portfolio so that it sustainably creates a yield over time whilst over the long-term releasing capital back to partners. We aim to continually update and improve the properties with a focus on environmental benefits such as increasing energy efficiency.
